By the time water shows up on a ceiling, a roof has usually been failing for months or years. The good news is that roofs give plenty of warning first — you just have to know what you're looking at. Here are the seven signs we tell every homeowner in Santa Maria, Santa Barbara, and San Luis Obispo County to watch for.
1. Granules in the gutters. Asphalt shingles are protected by a layer of mineral granules. When you start finding piles of what looks like coarse black sand in your gutters or at the base of downspouts, the shingles are shedding their UV protection and entering the last stage of their life.
2. Curling, cupping, or cracked shingles. Look at your roof from the street on a sunny afternoon. Shingles should lie flat. Edges that curl upward or corners that cup are a sign the material has dried out and lost flexibility — common on the inland side of the Central Coast where summer heat is extreme.
3. Slipped, cracked, or missing tile. On tile roofs, individual broken tiles are usually a simple repair. But if you're seeing tiles that have slid out of position across multiple areas, the fasteners or the underlayment holding the system together may be failing.
4. Interior stains that come and go. A brown ring on a ceiling that darkens after rain and fades in between is an active leak. Many homeowners repaint over it and hope. The water is still getting in, and it's soaking framing and insulation you can't see.
5. Daylight through the attic. Go into the attic on a bright day with the lights off. Any daylight coming through the roof deck is a hole. Any damp, discolored, or spongy sheathing means water has been sitting there long enough to rot the wood.
6. Sagging rooflines. A roof plane that dips or waves instead of running straight suggests the decking underneath has been saturated and weakened. This is urgent — it's a structural problem, not just a waterproofing one.
7. Age. Asphalt shingle roofs last roughly 20 to 25 years on the Central Coast. Tile lasts far longer, but the underlayment beneath it only lasts 20 to 30. If you don't know how old your roof is and the house is more than two decades past its last re-roof, it's worth an inspection.
